Handy Stuff to Know:
Trash:
Picked up twice a week – early mornings Friday and Monday.
Our dumpster is for normal household waste only –NOT for appliances, furniture, building materials, paint, plumbing and kitchen fixtures, tires, batteries, etc.
Residents are responsible for disposing of those and similar item themselves.
We ask that you please flatten boxes.
Since we use a private trash company, we do not have a large trash day so owners are responsible for taking care of their own large trash items. The Cove is fined when large pieces and construction materials are put in the dumpster so it is unfair for all the owners to have to pay when one person is irresponsible.
Water:
Our water is centrally controlled so if a condo needs water turned off, we notify all residents in a building. If you need to haver water turned off for work in your condo, we ask that you schedule it at least 48 hours in advance with our Manager.
In an emergency, contact our Manager to get water turned off and back on since the water pressure in our complex is extremely high and turning it on too quickly can potentially cause problems in other units.
Satellite Dishes:
installation location must be approved by our Manager. If not approved, The Cove has the right to remove the installation.
Remodeling:
Any work done to a condo that affects the exterior of the building or might involve changes to load bearing walls must be approved by out Board of Directors before work is started.
If you are doing pumbing repairs, please note SHARK BITE conections are NOT ALLOWED.
Use of Clubhouse:
Our clubhouse is available for owners use –
We have a big screen tv with cable, sofas, a pool table that we also convert to a large table with its cover. There is also a library of books, games and dvds for your use.
Our clubhouse may also be reserved for private parties and get togethers on a first come, first served basis by owners or residents by contacting our manager at least 24 hours in advance.
It may only be reserved one of the two weekend days and for not more than two consecutive days. It cannot be reserved on an actual holiday. There is a $40 non-refundable daily rental fee and $100 refundable cleaning/security deposit that must be paid in advance.
Parking Lot:
We have limited parking in our lot so we ask that you park within the lines, not taking up a second space.
If you drive a pickup and back in, please park across the lot since backing in on the condo side can take up most of our sidewalks as well.
Because of limited parking space, Boats, U-Hauls, Trailers, RVs may not be parked in our lot.
Pets:
Pets must be under control – on a leash. Please take your pets out to “potty” into the fields, in the woods, etc. but NOT on the lawn in front of the lake or the lawns and areas in front of and at the side of the condo units.
Please note that YOU ARE RESPONSIBLE FOR CLEANING UP AFTER YOUR PET so don’t forget to carry a poop bag.
Wild Animals:
The wild animals who live in the area (raccoons, possums, deer, skunks, etc) are not pets so please do not feed them or leave feed out in front or back of condo or on condo decks. Yes, they are cute BUT we do not encourage then to come around the buildings since in rainy or cold weather, they tend to go under the buildings, go up the walls, get in ceilings and crawl spaces of our buildings.
